Architectural and planning services for a one-off private dwelling. The client wished to redevelop a waterside plot, currently housing a small timber boat shed and holiday let. The site is challenging technically, with constraints including a tidal flood risk, World Heritage Site, Conservation Area, neighbouring listed buildings and AONB location. The client had experienced a previous planning refusal and Fatkin worked closely with the case officer through a formal pre-app proposal to gain officer support.

The scheme was presented to the Cornwall Design Review Panel at an early stage using physical models, visuals and drawings, receiving positive feedback. The layout of the dwelling deals with the flood risk by providing parking and storage at quayside, with all accommodation on the first floor, split into three separate built volumes distributed across the site. Outdoor terrace spaces and emergency flood escape stair are also provided at first floor, arranged to optimize views up and down the river valley whilst providing some privacy from the public road at a higher level behind the property without blocking pedestrian views.
