The existing house is a five-bedroom property consisting of three parts: a cottage dating from the 1890s, an early-mid 19th century barn converted and modified for residential use in 1987, and a separate studio outbuilding constructed in 2002. The property sits in a plot with mature gardens. The property is one of four dwellings including a 17th century Grade II listed former iron-founders house which together form a courtyard of buildings, accessed via a private lane.

Fatkin worked closely with the clients to develop a sensitive proposal which includes the demolition of the existing 1980s conservatory, construction of a large new extension to the rear of the property, replacement of all windows and three dormer windows on the back elevation, internal layout changes, and re-landscaping of the rear gardens. Planning was successfully achieved, including Listed Building Consent given the proximity of the listed structure.
