An extension to a lower ground floor flat within a Conservation Area in central Hove, East Sussex. Whilst the property is not listed, consideration to the impact of the development to the Conservation Area was necessary and the project required full planning consent. The existing accommodation consisted of one double bedroom, a living/dining room, kitchen, and bathroom (accessed through the kitchen at the rear).  The kitchen and bathroom were located within a non-original modified 3-storey outrigger, with a flat roof/terrace on top serving one of the upper flats.  The property had a generous level garden.

The rear extension increases and modernises the living accommodation, adding a second bedroom. The sanitary provision and general arrangement of the property are improved.

The materials, including a standing seam zinc roof and rendered walls, were selected to be in keeping with local materials and provide a high quality, contemporary finish. The extension is designed within the high boundary walls of the garden so not to create overlooking or overshadowing issues to neighbouring properties.

The existing extremely narrow and steep stair is rearranged to be wider, with a shallower pitch and appropriately sized treads providing improved and safer access to the front of the property.
