Fatkin developed a multi-unit scheme for a private developer on a greenfield edge-of-settlement site in Launceston, Cornwall. The proposal had to accommodate the naturally steep topography and neighbouring residential properties, whilst meeting Council standards for adoptable highways.

Fatkin made a successful case for outline planning consent under the ‘rounding off and infill’ policy of the Local Plan, following extensive liaison with the planning and highways authorities. The proposals included improved pedestrian access towards the town centre with the houses carefully arranged to take advantage of the south-facing aspect and views across the townscape towards the historic castle.
